Nestled in amongst 115 acres of lush, green countryside, our Northampton holiday park, Overstone Lakes, has been awarded a Gold Banner David Bellamy Conservation Award. If the picturesque surroundings of the park aren’t enough, there is also an excellent selection of lakeside and woodland walks to be found in the beautiful countryside around Overstone Lakes.

Frequently Asked Questions

Here are some of the most common questions asked about Holiday Parks:

This can depend on whether it is new Home or a pre-owned Home.

  • New Homes tend to be ex-works (factory retail price) plus a siting charge (which includes delivery, connections and gas bottle) and then pitch fees are usually included for the rest of the season.
  • Pre-owned Homes are usually priced with the siting charge already included and pitch fees are then added on a prorated basis for the rest of the season.

Deals can vary this from time-to-time, so for clarity each Holiday Home new or pre-owned will detail exactly what is and what is not included in the price .

You will pay annually the Park pitch fees plus the electricity and gas used. 

No. Holiday Homes are sited on Holiday Parks, these Parks are only licensed for Holiday use and as such you must have another main residence elsewhere.

Yes. On all our Parks there are a set of rules which help everyone enjoy their leisure time. 

On many of the Parks where all Holiday Homes are privately owned, sub-letting is not allowed. This does not mean your family and close friends cannot use it.

 

Yes. Each park has a closed season but during this time it is looked after by the resident staff who remain on the Park.

All caravans on our Parks are protected by an ‘Licence Agreement’.  a summary of what a ‘License Agreement’ offers:

    • Long Term Tenure Licence Agreement for A - Holiday Home Caravan Pitch
      • Tenure is 25 years for caravans (single units) and 35 years for lodges (twin units) of its life from new.
      • The first 10 years of this tenure you have the right to re-sell your caravan on Park of its life from new.
    • This Agreement is based on the Code of Practice of the BH&HPA - and NCC.
    • Details everything for subletting, ending your term, both your and our responsibilities.

In the 10 months between mid-March and mid-January, we provide secure and sophisticated holiday homes equipped with high-quality amenities, offering each guest the perfect home away from home. 

Holidaying at our Overstone Lakes Holiday Park

In the summer months, our outdoor swimming pool is fully heated to give children and parents alike hours of fun and games. Of course, water is not just for summertime splashing! This is why we maintain a set of two freshwater lakes ideal for coarse fishing, and our lakeside and woodland walks offer tranquil exercise to anyone looking to give their legs a stretch. Our accommodations are all pet-friendly, so whether your walking companions have two or four legs, everyone is welcome at Overstone Lakes, making us one of the most welcoming caravan sites in Northampton for families.

Our three-rink bowling green is trimmed and soft all year round, and our nine-hole putting green is well suited for newcomers, intermediaries, and experts alike. We also host a variety of social and live entertainment events throughout the year for our guests.
